Garner keeps a public map of every development project the town is tracking, from subdivisions and apartment complexes to warehouses, restaurants, and greenway trailheads. We pulled every record from it on September 12, 2026, and counted.
The short version: 114 projects are on the map, and together they list 12,330 housing units at some stage between an early application and move-in day.
Where the 114 projects stand
The town sorts each project into one of four phases.
- Under construction: 46 projects, listing 7,754 housing units
- Recently approved: 31 projects, listing 2,272 units
- Under review: 34 projects, listing 1,850 units
- Application in progress: 3 projects, listing 454 units
By type, 49 are residential, 32 commercial, 17 industrial, 9 institutional, and 7 mixed use.
One caution about the unit counts. They come straight from the town’s “Total Housing Units” field, and for a few projects the town’s own split into single-family homes, townhomes, and apartments does not add up to that total. We used the totals as the town published them.
Most of the new housing is already being built
The biggest number on the map belongs to projects already under way. Among the projects under construction that report certificates of occupancy, the town counts 3,225 issued so far, out of 5,464 units in those same projects. Those occupancy figures come from the town’s June 18, 2026 update.
Exchange at 401 is the largest single project on the map. It lists 1,320 housing units, and 828 certificates of occupancy had been issued, which the town records as about 63 percent complete.
Edge of Auburn is close to finished, with 777 of its 823 units issued certificates. Georgia’s Landing is at 371 of 420. Others are much earlier. Cambria lists 393 units and had 3 certificates issued, and The Overlook at Stoney Creek had 10 of 196.
A few large projects under construction do not report occupancy figures at all. Swift Creek Apartments lists 613 units, Bethel Green lists 322 single-family homes, and Homestead at Bryan Farm lists 256.
What is lined up behind them
Almost all of the recently approved housing is apartments. The six recently approved multifamily projects account for 1,932 of the 2,272 recently approved units, led by The Village at Garner Station Mixed Use at 600 apartments and Burnette Farms Multifamily at 350.
The projects still under review lean larger and more varied. 7615 Ten Ten Road lists 450 units with senior living, group care, and retail. The Village at Garner Station Residential lists 350 townhomes, 4800 Auburn Knightdale Road lists 340 apartments with commercial space, and the Gatewood Subdivision lists 316 homes and townhomes.
Further back still, Gentle Rain is at the application stage with 350 single-family homes, and Ballot Road Residential with 104.
Not everything on the map is housing
Health care shows up more than once. WakeMed Garner Whole Health, a medical campus, is recently approved. Duke Health Building I is under construction and Duke Health Building II is under review.
On the retail side, a Chick-fil-A at Garner Towne Square is recently approved, and a Timber Drive project proposing a grocery store and retail space is under review. Latino Community Credit Union and a Primrose School are also under review.
Industrial projects include Project Cougar, the 128-acre industrial rezoning approved in 2025, along with the Tharrington Road Assemblage rezoning under review and a recently approved warehouse on Garner Station Lot 108.
Some of the public work is easy to miss:
- Two Swift Creek Greenway trailheads are under review.
- Yeargan Park is under construction.
- North Garner Middle School’s renovation is under construction.
- A plan to breach Peacock Dam and restore the natural stream channels is under review.
What it could mean if you own a home in Garner
Thousands of new homes give buyers more choices, and brand-new construction can compete with resale homes, especially in the price ranges builders are targeting. How much that matters for any particular house depends on where it is, what shape it is in, and how it is priced.
The map cannot tell you what your home is worth. It can show you what nearby buyers may be comparing it against. If you are weighing a sale and want a straight answer about your options, we are glad to talk at (919) 205-0576.
How to look up a project yourself
Every project on the map carries a case number, such as CZ-25-001 or SB-25-001. Search for the project on the town’s development activity map, and follow rezonings through the Garner Town Council meetings in the town’s YouTube meeting archive.
